Rural bargain at Warrenford under the hammer

Dec 13 2008

by Karen Overbury, The Journal

THOSE on the lookout for a spacious family home set in a picturesque rural location could strike lucky if they place a winning bid on this property.

The six-bedroom detached family home in Warenford, Belford, Northumberland, with a quarter of an acre of land has a starting bid of just £360,000 and is set to attract interest at Pattinson’s monthly auction.

Accommodation includes an entrance hallway, lounge, family room, breakfasting kitchen, conservatory, cloakroom and utility room.

Stairs lead to the first floor where there are four bedrooms and a family bathroom. A further set of stairs lead up to the second floor which features two further bedrooms and a “Jack and Jill” bathroom. The property includes gardens to the front and rear, with a large driveway to the front of the property.

Plans have been approved for a double garage to be built. There is also an option to purchase an additional quarter of an acre plot which joins on to the rear garden.

Justin Beckwith, senior valuer at Pattinson in Cramlington, said: “Warenford has the key ingredients to make it a fantastic family home. There’s a real emphasis on space from the very outset, with a huge, inviting hallway.

“Being in a rural location also means lots of peace and quiet with really great views across the countryside.

“Those who need to commute to work will still find the property very accessible, with strong links north and south with the nearby A1. The property has previously been marketed at £595,000, so a starting bid of £360,000 at Pattinson’s monthly auction is an opportunity for a great deal for the lucky buyer.”

Richard Francis, head of Pattinson Auction, said: “Despite all the reports of doom and gloom, we’re performing very well. November was a particularly strong auction for us and I see no reason for that to change in December. There are buyers out there and auction is proving an increasingly effective route to connecting with them.

“We already have more than 100 entries for our final auction of 2008 and some lined for January, as vendors choose the service for a quicker sale with a guaranteed reserve price.

“I’d recommend anyone considering selling their home in the new year to come along and see how the process works for themselves. And as it’s our annual ‘festive’ auction, we’re even offering free glass of wine and mince pies, so it’s well worth coming along for this one!”

Warenford, Belford, is for sale at auction on December 30 through Pattinson with a starting bid of £360,000, tel: (08451) 461598.

The auction will take place at Kingston Park, Newcastle Falcons Rugby Club. Registration from 5pm.
