Heaton is an area which has plenty to offer both professionals and students alike. Aranda Garrard finds out why it’s on the up in the housing stakes.

FOR those who can’t afford to reside in the likes of nearby Jesmond, Heaton offers a welcome alternative.




The area, in the suburbs of Newcastle, is close to Benton, Byker, Wallsend and Walker, and is home to a good mix of both professional workers and students. And because of this, the size of the property market in NE6 is larger than average at 23,829 homes, with a healthy proportion of them part of the rental market.

From rows of terraced townhouses to executive new-builds like those at Bellway’s Hibernia Village in Walker, there are properties to suit all tastes and budgets.

The average price of a two-bedroom property in this area is less than the national average of £187,894 at £144,901, while the average price of a four-bed home is around £195,600.

Average property prices in this postcode district over the past three months have been about £123,134.

The property in this area caters well for retirees and young couples who do not have large families.

Heaton has excellent commuter links to Newcastle city centre. There are bus routes and a local Metro station linking surrounding towns.

There are also a range of good facilities, such as a plethora of shops, restaurants, bars and takeaways in Chillingham Road. Popular pubs include the Corner House and the Chillingham Arms in Chillingham Road, while there is also a JJB health and fitness centre in nearby Byker.

High Heaton and Jesmond are also close by, with plenty for those who like a leisurely walkabout at weekends. With Jesmond Dene, Pet’s Corner and Paddy Freeman’s Park on the doorstep, there is always something to do for those with young children.

Sarah Mains, co-owner of Sarah Mains Residential, said: “Heaton has more recently been seen as quite a student-orientated area, with lots of buy-to-let properties available to rent.

“In fact the lettings team at our Chillingham Road branch are kept very busy daily with inquiries. With everything you need on your doorstep, Heaton is perfect for anyone moving to the region to study.

“Properties in this area in 2008 also seem to be coming back into vogue to buy as a home. It is popular to purchase here now and we are receiving inquiries from those graduating, young professionals and people moving back to the area.

“Its proximity to the city centre, as well as the great access by both road and public transport, appeal to these purchasers.

“Regeneration on local facilities is ongoing, with new-build homes popping up and new facilities opening daily. There is also a good choice of churches and schools here too.

“We have a wide range of properties, from a two-bed apartment for £130,000, to a four-bedroom semi-detached being marketed for £285,000.”

Bruce Walker, branch manager at Pattinson in Heaton, said: “Heaton is an area of increasing popularity and new develop- ments. Chillingham Garden Village is indicative of the high regard that both homebuyers and developers have of the area.

“This popularity has been strengthened by the current economic climate, which has seen some property prices being lowered by up to 20%.

“First-time buyers are seeing opportunities to buy at prices they wouldn’t have encountered a year ago.

“Two-bedroom properties can be found on the market from as low as £99,000, whereas this time last year they were starting from about the £120,000 mark.

“The rentals market is particularly active, as investors are keen to get into the market in anticipation of prices rising again once the economy stabilises.”
