THE green light has been given for a 6,480sq ft retail development in Longlands Road, Middlesbrough. The former BP petrol filling station site was acquired by Newcastle-based Circle Red Properties in summer 2006. The development will consist of one retail unit of 4,000sq ft with loading bay and two units of 1,240sq ft. Parking for 21 cars is provided on site. Circle Red Properties plan to be on site by October this year and the proposed completion date is spring 2008. Units are available on a 20-year lease with five yearly upward-only rent reviews. King Sturge in Leeds has been appointed as sole letting agent for the scheme. Longlands Road is at the heart of substantial redevelopment in the area. Taylor Woodrow plans to build more than 200 homes on the site of nearby Longlands College. And planning permission was also recently received for a 39 unit apartment scheme on a site directly adjacent. The site lies around half a mile north of Middlesbrough town centre on one of the primary routes from the A66 to the James Cook University Hospital. Circle Red Properties development surveyor Ross Hamilton said: “The Longlands Road units will provide high quality retail space in a rapidly improving area of Middlesbrough. “The larger unit will act as an anchor for the scheme and would suit a food retailer, while the two smaller units are flexible enough to suit a range of retailers, and we anticipate a high level of interest. “We are delighted the council has approved our plans since this development will revitalise a site unused since 2002, providing business activity and new jobs.” Longlands Road is the latest development to be announced by Circle Red Properties following the opening of Vroom car retail park on the A19 at Silverlink, a Sainsbury’s Local store with retail and restaurant development in Ponteland, and the St James Point planning permission approval at Strawberry Place, Newcastle. The company is also working on further commercial developments in Durham and Northumberland. |
